If to remodel the existing house , we will like remomve all exisitng old drywall, replace windows and doors, will have all new electrical with 200 amps services, plumbing, AC system DC invertor minispllit with heaters one in the livingroom area, another in the bedroom, with a dbl fancoil compresor.
All new drywall, trims, one master bathroom withina stackable washer & dryer, new kitchen, no gas in the property all heating elements.
Will also have an addition aprox 14' x 22' for bedroom with closet, GC will asist on this.
After all that will like to install a 4" high chane link fence black around the house t the front and landscaping lawn.

Resubmission: -Replace the front porch with new
use the same footprint as the existing porch
-add metal deck over cellar and place concrete for the porch
-install a footer where the cellar wall ends to support the pans and concrete and block to above grade
- build roof as a gable roof and cover ceiling with vinyl soffit
- rafters to be 2x8 @ 16”oc
- ceiling joist to be 2x10 @ 16”oc
-roof rafter support to be double 2x10
Added cost of $12,000
