We will remove the current railing and paint from the front porch then fill any cracks in the concrete and relevel with a skim coat concrete overlay. The roof support will be reviewed and replaced with a 6x6 post. This post will be attached to the porch surface by a steel post base. 4x4 guard posts will be attached to the deck in a similar manner at no further than every 6 feet. The guard itself will be mounted between these an consist of 2x4 pressure treated lumber with aluminum balusters minimum height of 36” with all gaps less than 4 inches between balusters or the bottom edge of the guard and porch surface. These will be purchased prefabricated and attached per the manufacturer guidelines.
We will remove the current sunken concrete steps and replace with wood of similar dimensions. A 2x12 ledger board will be attached to the solid concrete wall at the front of the porch to serve as an anchor for the stair stringers. The footer of the stringers will be the existing concrete (squared, over 8” width and 12“ depth). The stairs will be roughly 6 feet across with solid 2x12 stringers on the edges and cut 2x12 supports spaced every 18 inches between these. A 2x ledger strip will support the steps at the solid stringers. Stringers will be attached by sloped joist hangers. The total height change of the stairs is 30 inches, which will be spanned by steps with 6 inch closed riser. The tread will be comprised of 2x12 boards, with ¾” nosing. A stair guard will be placed running from the porch guard post to a 4x4 post at the base of the stair on both sides. This will be comprised of the same materials as the porch guard with the top of the vertical 2x4 to serve as a handrail.
